Verify four identities

A polished listing is not proof that the sender can rent the property.

  • PropertySearch the address and compare listings, ownership records and the management company’s official site.
  • RepresentativeContact the owner or company through independently found information and confirm the person’s role.
  • UnitTour in person when possible or use a trusted local person, while remembering a self-tour alone is not proof of authority.
  • Payment recipientConfirm the legal name, approved portal and payment purpose with the verified company.
  • Application processUse the official form and understand what screening information is requested and why.

Ask before the first dollar

The answer should exist in a written policy, receipt or proposed agreement.

  • What is this payment?Distinguish application, holding, security, administrative and first-rent payments.
  • Is it refundable?Identify the conditions, decision deadline and method for any refund.
  • What total is due before keys?Request an itemized list rather than discovering fees one payment at a time.
  • What happens if approval fails?Confirm screening, guarantor and refund consequences.
  • What happens if the unit changes?Ask whether the payment is tied to a specific address, bedroom and move-in date.

Treat payment method as a risk signal

Use a traceable channel belonging to the verified business.

  • Official portal or documented checkConfirm the recipient and keep the full receipt and terms.
  • Peer-to-peer paymentDo not assume consumer protections or identity verification; ask why the verified company uses it.
  • Wire, gift card or cryptocurrencyThe FTC identifies demands for these hard-to-recover methods as rental-scam warnings.
  • CashAvoid undocumented payment and never rely on a handwritten promise from an unverified person.

Slow down when the message creates urgency

A below-market price, remote landlord, immediate payment deadline or refusal to provide the contract is a reason to verify more, not move faster. Protect identity documents as carefully as money; use the legitimate application route and ask how sensitive data is handled.

If evidence conflicts, stop. Report a suspected scam to the listing platform, the FTC and relevant local authorities, and contact your financial provider quickly if money or account information was sent.
